The aim is to extend the house to add another two bedrooms (3 + 2 = 6!!) along with a new kitchen and dining area and a small lounge. Below this will be a cellar with a utility room and wine cellar.

The extension will join the house and conservatory to the garage/workshop block.
Plans were first drawn up in 2004 and it then took a little while to convince ourselves that we had the willpower to go ahead with what was clearly going to be an extensive project. These plans were altered and refined over the two years with us finally settling on providing access from the courtyard to the garden via a stairway built in the existing garage. From this there will be access to the new extension and the garage / workshop.
The existing lounge has a crack in the concrete floor running its full length so it was decided that this will be removed and replaced as part of the project.
The final decision made before putting the plans out to tender was the matter of heating the new part of the house. After much investigation we rejected both photo voltaic and water heating solar panels as being too expensive and being most likely of very limited output due to shading by the higher land to the south. The specification now includes underfloor heating to both floors of the extension as well as the existing lounge with the heat being provided by a geothermal system. The ground loops of this system will be buried under the grass in the garden which should provide more than adequate space to allow for efficient heat removal with wide spacing between the pipe runs.
Finally the first floor of the existing newer end of the house will be remodelled with all the internal walls coming out and the boxroom being made into a useable bedroom by taking a bit of space from the existing master bedroom and in particular using much of the excessive landing area. (Hence 3+2 can equal six!)
